AC Not Cooling? 7 Causes and Fixes for Dubai Homes

Introduction: Switch the Unit Off First!
Switch the unit off first. That sounds dramatic, but a system low on refrigerant keeps trying to cool and puts the compressor under load it was never designed to carry. A compressor is the single most expensive component in a split system. A gas top-up is not.
Once it's off, work through the checks below in order. Roughly the first three account for a large share of the call-outs we attend in summer, and you can do all of them yourself in about five minutes. The remaining four need someone with gauges and a licence. This guide covers both, and tells you honestly which is which.
If you already know it's beyond a filter change, skip ahead — or book professional AC maintenance in Dubai and we'll assess it at no charge.
Start Here: Three Checks That Take 5 Minutes
Before assuming a major mechanical failure, rule out simple operational issues:
Check 1: Remote Mode & Setpoint
A remote knocked into FAN mode blows room-temperature air. Confirm the display shows COOL (snowflake icon) and that the setpoint is at least 3°C below room temperature (e.g. 22°C during summer).
Check 2: Pull Out the Mesh Filter
Lift the front panel of the indoor unit; filters slide out easily. If choked with dust, rinse under a tap, dry completely, and refit. Dubai dust clogs filters within 2 to 3 months.
Check 3: Inspect the Outdoor Condenser Unit
Ensure no boxes or plants block airflow around the outdoor unit. Place a hand near the condenser fan — if blowing air isn't hot, the outdoor compressor fan is not running.
Causes 1–3: The Ones You Can Fix Yourself
1. Clogged Filter: Restricted airflow across the evaporator coil reduces cooling and causes ice build-up. The coil freezes, cools briefly, then stops completely and drips water onto your floor.
2. Obstructed Outdoor Unit: Heat cannot escape into 45°C ambient air if the condenser fins are covered in dirt or blocked by balcony items. Hose the fins gently with low water pressure.
3. Thermostat & Timer Settings: Check if a sleep timer is switching off cooling overnight, or if your wall thermostat is mounted in a direct sunbeam or near a heat source.

Causes 4–7: The Ones That Need a Licensed Technician
Why This Happens More in Dubai Than Elsewhere
Dubai's environment combines three severe stresses: constant airborne dust, 45°C+ summer heatwaves, and continuous 24/7 runtime.
Because of these factors, recommended service intervals written for Europe do not apply here. Read our complete guide on how often you should service your AC in Dubai. For complete peace of mind, an Annual Maintenance Contract (AMC) schedules all visits automatically with 24/7 priority emergency dispatch.
Conclusion
Work through the 5-minute checks first — mode, filter, outdoor unit. They cost nothing and resolve a large share of cases.
If the air is still warm after that, switch the system off rather than leaving it running. A unit low on gas actively damages its compressor every hour it runs.
Fix-Code Technical Services attends for a free assessment, diagnoses with digital gauges, and issues a fixed AED quote before touching anything.
